The Metro Atlanta real estate market felt stagnant for most of 2024. Buyer demand was lower because affordability is a real issue caused primarily by higher interest rates. Sellers still came out on top for the most part as supply remained below pre-pandemic levels. However, that trend is changing as inventory is growing month over month.
We started 2025 with a Market Action Index (MAI) score of 36, which is down from this point last year of 41. However, MAI is still above a balanced market of 30, indicating Sellers still have a slight advantage. Consumers may experience this with multiple offers for properly upgraded homes listed at a fair market value.
Key Real Estate Trends To Watch For in 2025
Increased inventory: More homes available means more choices for buyers and longer days on market for sellers.
Moderate price increases: Homes should appreciate slightly this year, perhaps 2%-4% range.
Modest uptick in sales: Consumers who are waiting for lower interest rates may decide the current life situation is more important and move forward.
Will Mortgage Rates Improve?
Industry experts expect mortgage rates to end lower in 2025, but think they will linger higher for longer to start the year. We are certainly not going back to 4%, but closer to 6% is possible. We are thinking mortgage rates finish 2025 in the 6% to 6.25% range on the optimistic side of economic expectations.
What About Home Values?
Buyers are hoping home prices fall. We just don’t expect that to happen this year. Industry experts agree as home price forecasts average 2.9% appreciation for the year ahead, as only 2 out of 21 predict a downtick in home values.
