- Faster Sales: Listings go under contract 6 days faster than average, getting you to closing more quickly.
- Higher Selling Prices: Homes are likely to sell for 2.8% more, which could mean thousands of extra dollars in your pocket.
The Best Month to Sell: May
If you're planning to sell your home, timing can have a measurable impact on your final sale price. Drawing from national market trends and data analysis, the most strategic time to list a home is in spring, with May now emerging as the optimal month, according to Zillow's most recent 2024 study.
Historically, June held the top spot for maximizing profit. However, recent data shows that homeowners who listed during the last two weeks of May earned an average of 1.6% more on their sale price—roughly $5,600 more on a typical U.S. home.

Why spring? It aligns with a natural uptick in buyer activity—school is out, the weather is favorable, and many families aim to move before fall. This season consistently sees the highest concentration of home searches and showings.
That said, the broader window for favorable returns spans from mid-March to the end of July.
Local market conditions—such as job growth, interest rates, and regional tax incentives—also play a significant role in shaping when you'll get the highest return on your investment.
The Best Day of the Week to List Your Home
In addition to choosing the right month, the day of the week you list your home also matters. Zillow's prior research highlights Thursday as the most strategic day to go live on the market.
Homes listed on Thursdays tended to go under contract more quickly and were slightly more likely to sell above asking price. This timing places your listing in front of buyers as they prepare weekend tours, creating a natural sense of urgency and excitement.
In contrast, Sunday listings were more likely to linger on the market, with Saturday and Monday faring only slightly better.
